As ARH is based in the City of London we have been dealing with party wall procedures since the practice was established and continue to do so.
The Party Wall Etc. Act 1996 extended the principles of the previous London Building Acts to encompass the whole of England and Wales.
We are therefore well qualified in advising both building owner and adjoining owners, on commercial and residential properties throughout the country.
Rights of Light
The common law principles of rights to light have long been established by legal precedent. We are in a position to provide both preliminary and detailed advice, to both developers and potential claimants,
for loss of common law rights to lights.
Dilapidations
Since the foundation of the practice dilapidations, work for both landlord and tenant has become a core service. ARH is well versed in both the preparation of claims, on behalf of landlords and the defence of claims made upon tenants.
This requires a keen understanding of Landlord and Tenant legislation and the ability to comprehend the constraints within a lease, and by case law, of both interim and terminal dilapidations claims.
Expert Witness
With the introduction of the new civil procedures rules the role of the expert witness has been more clearly defined and the time scales for the production and exchange of experts’ reports have reduced.
We at ARH have embraced the new regulations and offer independent, expert advice for both respondent and defendant in matters of defect analysis, contract disputes, rights of light, boundary and landlord and tenant disputes.
